What Our Free Inspection Covers
Not all "free inspections" are equal. Some are 10-minute sales visits. Ours is a real assessment — typically 45 minutes to an hour — covering the full roof system:
- Roof surface: shingle condition, granule loss, curling, cracking, bald spots, hail bruising — every slope, photographed.
- Flashing: chimneys, walls, skylights, valleys, vent penetrations — the leak points that fail first.
- Structure: sagging areas, soft spots underfoot, ridge line straightness.
- Gutters and drainage: granule buildup (a wear signal), proper attachment, downspout flow.
- Attic: daylight through the deck, water stains, damp insulation, mold signs, ventilation adequacy, bath fan terminations.
- Flat sections: membrane condition, seam integrity, ponding areas, drainage paths.
What You Get
After the inspection, we sit down with you — in person or by phone — and walk through what we found with photos. Then you get one of three honest answers:
"Your roof is fine." It happens. If your roof has years of life left, we will tell you that, tell you what to watch for, and leave. No invented problems, no pressure. We would rather earn your call in five years.
"Repair will buy you time." If the roof is young with isolated damage, we will explain what a repair would address and what it would cost — and give you a realistic timeline for when replacement will make sense.
"It is time to replace." If the roof is done, we will show you the photos that prove it and give you a written quote for full replacement — itemized, yours to keep.
Our Process: Step by Step
- Send the form. Tell us your address, the roof's approximate age, and what you are seeing — or that you are seeing nothing and just want to know where you stand.
- We schedule. Usually within a few business days. You do not strictly need to be home for the exterior portion, but being there for the walkthrough helps.
- The inspection. Roof surface, flashing, attic — photographed throughout. About 45 minutes to an hour.
- The walkthrough. We show you the photos, explain what we found in plain language, and answer your questions.
- Your written quote (if replacement is needed). Full scope, one number, no expiration games. Take your time — get other quotes if you want. We will still be here.
What It Costs
Nothing. The inspection is free, the photos are yours, and the quote is free. There is no obligation and no pressure — that is not a marketing line, it is how we get customers for life. (If you need a formal written roof certification for a real estate transaction, ask — that is a separate documented service with a fee.)
Disclaimer: our free inspection is an assessment for replacement planning, not a home-inspection substitute and not an engineering evaluation. If we see structural concerns, we will tell you to get a structural engineer — we will not guess at structure.
When to Get Inspected
- Your roof is approaching 20 years old and you want to know where you stand
- You are seeing warning signs: granules in gutters, curling shingles, ceiling stains
- After any major storm — wind, hail, or ice
- You are buying or selling a home and the roof's age is unknown
- It has simply been years since anyone looked at it
What We Will Never Do During an Inspection
We will not invent damage. We will not photograph a 12-year-old roof and tell you it is failing. We will not pressure you to sign anything on the spot. And we will not use the inspection as an excuse to sell you gutters, siding, or anything else — we do replacement roofing, and the inspection is about your roof.
What Your Inspection Report Contains
After our visit you get more than a verbal "looks okay" — you get a real report. It includes dated photos of every slope, close-ups of any problem areas (worn shingles, flashing gaps, ponding, moss), attic findings (deck condition, ventilation, moisture signs), and our written assessment in plain language: what we found, what it means, and what we recommend. If replacement is warranted, the report becomes the basis for your itemized written quote. If you are filing an insurance claim, the report is claim-ready documentation with storm dating. And if your roof is fine, the report says so — with notes on what to watch and when to have us back. Keep it with your house records; when you sell, a documented roof history is worth real money to buyers. There is no charge for the inspection or the report, and no obligation attached to either.
Inspection vs Estimate: Know the Difference
Homeowners sometimes confuse a free inspection with a free estimate — they are different things, and knowing the difference protects you. An inspection is an assessment: what condition is your roof in, what does it need, what is the honest timeline. An estimate (or quote) is a price for specific work. Ours come in that order because the price should follow the diagnosis, not precede it. Be wary of any roofer who quotes a replacement price without a real inspection — over the phone, from satellite imagery alone, or after a five-minute ladder glance. Those numbers are guesses designed to get a foot in the door, and they move once the "unforeseen conditions" appear. Our written quote comes after a 45-to-60-minute inspection with photos, itemized so you can see exactly what you are paying for. That is the order that respects your money.
